One Product Decision, Repeated across Many Homes
Residential bathroom procurement has a multiplier effect. A model selected for one typical apartment may be installed across an entire building or development phase.
At Beijing Xianglin County, MICAWA organised the product scope around repeatable bathroom packages. The aim was to give each apartment type a clear combination of sanitary ware, storage and water fittings that could move efficiently from approval into construction.
The Challenge: Different Bathrooms inside the Same Apartment
A master bathroom, secondary bathroom and supporting washroom do not necessarily need the same products.
One may require a larger bathroom cabinet and a more complete shower arrangement. Another may prioritise compact dimensions. Supporting areas may use different sanitary configurations. If these differences are not recorded clearly, product changes and site confusion can multiply across many units.
Turning Floor Plans into Product Packages
MICAWA reviewed the bathroom types and grouped products according to their use.
Toilets, cisterns and shower faucets were matched to installation conditions. Bathroom cabinets and faucets were coordinated around the vanity area. Where squat toilets were required, they formed a separate functional combination rather than being mixed into the standard apartment bathroom package.
Each approved package gave the development team a clearer reference for product codes, quantities and room allocation.

Controlling Repetition through Production
Residential quality is not only about the first approved sample. It is about whether later batches continue to match the same room package.
MICAWA linked production planning and quality checks to the approved configurations. Products could then be supplied according to construction phases while remaining identifiable for receiving and installation teams.
This reduced the risk of one building receiving a different combination from another simply because the categories were ordered or delivered separately.
The Result: A Clearer Route from Apartment Type to Installed Bathroom
Beijing Xianglin County demonstrates how bathroom package planning can simplify a multi-unit development.
The project team could work from repeatable room combinations instead of rebuilding the specification for every apartment. That brought greater clarity to procurement, production, installation and future property management.
