The Problem with Both Extremes
A university can specify a different bathroom package for every building, but maintenance soon becomes complicated. It can also force one standard everywhere, but that ignores how differently teaching, office and residential facilities are used.
Minjiang University needed a more balanced approach.

The Challenge: Create Controlled Flexibility
The project included washrooms with different layouts, users and operating periods. The specification had to adapt without allowing uncontrolled model growth.
This was particularly important for a campus that may continue to develop in phases. Today’s product choices influence future extensions, replacements and maintenance planning.
A Shared Family with Application-Based Combinations
MICAWA organised toilets, squat toilets, urinals, basins, faucets, cisterns and sensor fixtures into a shared campus family.
The family provided common design and operating logic. Within it, each building could receive a combination suited to its function. Teaching areas could prioritise capacity. Offices could use a different sanitary arrangement. Residential spaces could follow their own daily-use needs.
The approach separated necessary variation from unnecessary variation.
Keeping Later Phases Connected
Samples and product records established the approved combinations. Production followed those references, and supply was organised according to the relevant campus areas.
This gave the university a clearer foundation for later work. Future phases would not need to begin with an entirely new product search; they could refer back to an established family and adjust it where the application genuinely required a change.

The Result: A Campus Standard that Can Evolve
Minjiang University shows that standardisation does not have to mean rigidity.
By creating a shared product family with defined application choices, MICAWA helped the campus remain consistent while allowing its buildings to function differently. The same framework can support maintenance today and expansion tomorrow.
Developing or Expanding a University Campus?
MICAWA can help create a sanitary ware family that works across current buildings and future phases.
